Manvel is in the middle of turning from rural Brazoria County into suburbia, and both versions of it are still standing side by side. The newer subdivisions off Highway 6 and FM 1128 have engineered trusses, steeper 6:12 to 8:12 pitches and active architectural review committees. The older rural properties have larger lots, simpler roof geometry, no covenants worth speaking of, and frequently a shop, barn or equipment shed that needs a roof at the same time as the house.
Those outbuildings are worth raising up front. They are usually straightforward exposed-fastener jobs, they price very differently from residential work, and doing them on the same visit is cheaper than a second mobilisation. Plenty of quotes miss them entirely because nobody asked.
Wind exposure is the one thing the whole area shares. Manvel is open ground with fields on multiple sides and immature landscaping in the newer sections, so there is nothing between a Gulf wind and a roof edge. Ridge, gable-end and corner fastening get upgraded here as a matter of course. Permits come from the City of Manvel or Brazoria County, never Harris, which is worth knowing if you are comparing bids from contractors based further north.
