Conroe is in Montgomery County, and that single fact separates it from most of our service area. Permitting and inspection go through the City of Conroe or Montgomery County rather than anything on the Harris County side, with their own requirements and timelines. Contractors who work exclusively inside the Houston loop routinely get this wrong.
The pines are the other thing that makes Conroe distinct. Loblolly stands around Lake Conroe drop needles and sap year round, and pine needles behave differently from oak leaves on a roof: they pack tightly into valleys and behind ridge caps and hold moisture against the panel more or less permanently. Sap is acidic and will mark a coating. We oversize valley flashing here and recommend gutter protection as standard rather than as an add-on.
Conroe also runs cooler than the coast. It is far enough north that a hard freeze is an actual design consideration at valleys and eaves, which is not something we would spend any time on for a job in Seabrook or Galveston.
